Terms and Conditions
Your Occupancy Licensing Fee includes the complete cost of the Suite occupancy license, heat, hydro, air conditioning and garbage removal. The following services are provided free of charge: local telephone calls, limited high speed internet access (extra charges will apply for heavy usage) and basic cable television service. Rates do not include taxes, final suite cleaning fee, environmental fee, and DMF if applicable. At all locations, daily or weekly maid service can be included at a nominal charge. Daily, weekly, or monthly parking is available at a nominal charge. Only additional charges are the costs of any extras such as high chair rental, crib/playpen rental, fax machine rental, designer towel upgrade, etc) you may request. A refundable deposit for incidentals of $500.00 to $1,000.00 CDN will be required prior to move-in based on the assessment of your credit. Deposit will be refunded to you in full within 1-15 business days of your departure provided that there are no damages to the Suite and/or its furnishings, no items are missing upon your departure, and no long distance or telephone service charges (such as 411, *69, etc) were accumulated. Rates, Suite contents & amenities offered are subject to change without notice. Rates may vary daily. Suites are offered on a first come first served basis and early reservations are strongly advised. Ask about rates for stays of 90 or more nights. All rates are quoted in Canadian funds. Minimum stay requirements may apply. All adult Occupants are to provide a copy of government issued picture ID & are to complete Occupant Information/ID Fax form at least 48 hours prior to move-in. By reserving a Suite all Occupants acknowledge and agree that Canada Suites LTD will not be held liable for any personal injury to
Occupants or any property damage to Occupant's belongings. Occupants are advised to arrange insurance prior to move-in. Management reserves the right to decline the Occupancy of the Suite to anyone at any time at our sole discretion. In an unlikely event of a natural disaster (fire, flood, etc) affecting any of the Suites or buildings Canada Suites LTD will not be held liable for any damages whatsoever. To confirm a reservation made less than 30 days prior to the Occupancy date a payment in full of the total amount payable for the first 62 nights of your stay is required. A pre-payment in full of the total amount payable (or of the first 62 nights of your stay) is required, when a client is granted a corporate, group, or a special promotional/discounted rate.
Cancellation Policy: All reservations can be cancelled at any time at least 30 days prior to the arrival date. Penalty of 35% of the total amount payable will be charged. If a reservation is cancelled less than 30 days prior to the Occupancy date the Occupant is responsible for the total amount payable for the first 62 nights reserved. Reservation can not be cancelled once the occupant has moved in. The Occupant is responsible for payment in full for all nights reserved for him/her even in an event that he/she wishes to arrive on a later date or depart early.

Any illegal activity, smoking inside the Suite, smoking inside building hallway or elevator, using the Suite for parties or large gatherings, non-compliance with the city by-laws or condominium by-laws or regulations as well as non-payment or late payment of an Occupancy Licensing Fee will result in an immediate removal from premises. In such case the remainder of the Occupancy Licensing Fee will not be reimbursed. No exceptions will be granted.
